Designing a Commercial Building That Still Works in Year Ten
Most commercial buildings are judged on the day they open — the facade photographs well, the lobby is clean, the first tenant moves in. The harder test comes later: when that tenant leaves, when the monsoon has run through the facade a dozen times, and when a prospective occupant walks the floor and decides whether they can work in it without ripping something out. Here is what actually decides that, from the design side.
The floor plate is the product
In a home, the plan serves one family. In a commercial building, the plan has to serve tenants you have not met yet. That argues for the same discipline every time: services and vertical circulation gathered into a single core, and the rest of the floor left open and column-disciplined. A plate that can be taken whole by one occupant or split cleanly in two re-lets far more easily than one where every subdivision means cutting into structure or re-routing services.
It is worth being honest that this sometimes costs efficiency on paper. A slightly larger core reads as lost area in the first calculation. It buys you a building that can change hands without a renovation, which is usually the better trade over a ten-year hold.
Parking decides more of the design than anyone expects
On most urban Chennai plots, the parking requirement — not the brief — sets the shape of the ground floor. Once you have accommodated the cars, whatever is left becomes your entrance, your retail frontage and your services. Buildings that feel hollow at street level usually got here by treating parking as an afterthought and then discovering there was nothing left to make a ground floor out of.
Resolving it early gives you options: lifting the building over the parking, pushing it back, or splitting it so the corner stays active while cars enter from the quieter side. All of those are design decisions. None of them are available once the structure is fixed.
Two elevations, two different jobs
A corner building has a face that handles the sun and a face that handles the address, and they should not be detailed the same way. The elevation that takes the west sun wants depth — reveals, fins, recessed openings — because in this climate an unshaded glazed west wall becomes an air-conditioning bill that never goes away. The elevation that faces the approach can afford to open up, and is where signage and identity belong.
Treating both faces identically is the most common way a commercial building ends up either uncomfortably hot or visually mute.
Specify for the maintenance you will actually get
Chennai's combination of heat, humidity, salt in coastal areas and heavy seasonal rain is unforgiving on the wrong finish. The question we ask on every commercial specification is not "how does this look" but "what does this look like in year five, cleaned twice a year by a contractor on a budget". Materials that need attentive upkeep are fine in a restaurant a chef obsesses over. They are the wrong choice on a facade nobody will scaffold again for a decade.
A commercial building outlives its first tenant. Design it for the second one.
Approvals belong at the start, not the end
Statutory approvals — CMDA or the relevant local body, depending on where and what you are building — shape what is buildable on the plot before any of the above matters. Setbacks, height and coverage are constraints to design within, not paperwork to file after the drawings are done. Projects that treat approvals as a final step are the ones that end up redrawing.
Because the specifics vary by zone, plot size and building use, and because they change, get them confirmed for your particular site rather than working from what applied to someone else's.

Devi Complex, our commercial building in Hyderabad, was planned exactly this way: parking taken at grade with the building lifted over it so the corner keeps a proper street edge, a deep-reveal solid wall on the exposed elevation, a glazed face where the building needs to be seen, and open floor plates served from one core so a future tenant can plan around them.
