How Much Does a Restaurant Interior Cost in Chennai? A Realistic Budget Guide

If you're planning a restaurant, cafe or bakery in Chennai, the honest answer to "what will the interior cost?" is: it depends on what you're actually building, and most first-time owners are quoted a number without anyone asking the questions that determine it. This is the framework we use with our own F&B clients before any number gets discussed.

The three things that actually move the number

Typology. A quick-service bakery counter, a full-service restaurant, and a resto-bar with a liquor licence all carry very different back-of-house, seating and MEP requirements — and MEP (electrical, plumbing, HVAC and kitchen exhaust) is usually the least visible and most expensive line item in any F&B fit-out.

Kitchen scope. A ghost kitchen and a live open kitchen sit at opposite ends of the cost spectrum. Equipment, exhaust, gas lines and fire safety compliance for a full commercial kitchen routinely account for a third or more of total project cost — and it's the area most often underestimated in early budgeting conversations.

Design + Turnkey vs. Design + Project Management vs. Design only. These are three different commercial relationships, not just three price points:

  • Design only — you get drawings and specifications, and manage your own contractor and vendors.
  • Design + Project Management — we design, and manage your appointed contractor against our drawings and schedule, billed as a design + PMC fee.
  • Design + Turnkey — one team, ours, is accountable for design and execution end to end, typically billed as a percentage markup over construction cost with milestone-based payments tied to procurement stages.

A rough per-square-foot range

Chennai F&B fit-out costs vary widely by finish level and kitchen complexity, but as a starting reference point for budgeting conversations: a straightforward quick-service format tends to sit at the lower end of the range, a full-service restaurant with an open kitchen and bespoke joinery sits meaningfully higher, and a resto-bar with a liquor licence and premium finishes higher still. We deliberately don't publish a single number here — anyone who quotes you a flat per-square-foot rate before seeing your site and menu is guessing, and so would we be.

What actually protects your budget

The single biggest cost overrun risk in F&B fit-outs isn't the interior design — it's decisions made after construction has started: a menu change that alters kitchen equipment needs, a licensing requirement discovered mid-build, or a landlord condition found in the fine print of the lease. Our process front-loads site analysis, kitchen equipment planning with your vendor, and a full compliance check (fire, health department, and where relevant, liquor licensing coordination) before pricing is finalised — not after.

For turnkey clients specifically, we structure payments on a milestone schedule tied to procurement stages (design sign-off, kitchen equipment order, civil completion, MEP completion, furniture and finishing) rather than a flat 30-30-30-10 split — this keeps your cash flow predictable and ties every payment to visible progress.

The specification carries as much of the brief as the layout does — get the kitchen and MEP scope right before you fix a number, and the rest of the budget conversation gets much easier.
